RIVUS work site status (June 2026)

Currently in progress: sworks are conducted for the foundation and the -3 technical level of the main building.

First concrete pouring operation on site: the first cubic meter of concrete was cast in April 2026 for the foundation of the project.

In March 2026, the RIVUS mixed-use project entered the implementation phase, being the most extensive urban reconversion real-estate development underway in Romania.

Site management and organization works

The site preparation works for the foundation were completed in 2025.

September 2024 – 2026

Restauration of the administrative building with the red brick façade

The building was erected in the ’50s and expert assessments classified it as ‘at risk for seismic damage’, due to its long service life, as well as to the construction methods used 70 years ago.

The restauration process started in September 2024 and required extensive operations, as the building was in poor condition:

  • The interior structure was rebuilt in three phases, reconfiguring the building one third at a time;
  • The exterior walls were consolidated using shortcreting – a technique for applying concrete in thin, vertical layers, thus ensuring the stability of the masonry;
  • On the inside, the building was rebuilt in its entirety;
  • The vertical structure and geometrical proportions were preserved, while also integrating openings that allow for natural lighting in the indoor premises, which is a novelty compared to the original layout;
  • The staircase has been completely upgraded and fitted with an elevator;
  • The original timber truss roof has been fully rebuilt in metal, using 18.5 tons of metal structures.

The sanitation, demolition, consolidation, new structure rebuilding, and façade restoration works were carried out over the course of approximately 24 months.

August 2024:

Approval of the Urban Zoning Plan (PUZ) for RIVUS project

The Urban Zoning Plan for reconverting the former Carbochim industrial platform into a mixed-use project and restructuring the 1 Mai Square was approved in August 2024 by the Cluj-Napoca Local Council.

Dismantling works for the old industrial facilities on site

All the constructions on the former Carbochim platform were subject to extensive studies and analyses, with 3D scans and material tests, to assess their resistance and condition, as well as to determine their architectural relevance, all carried out by industry experts.

Two buildings carrying ambient value were preserved and will be reintegrated into RIVUS project: the administrative brick building and the arcade hall (the former furnace hall)

  • May 2024 marked the start of the dismantling works for the old, decayed and unsafe industrial facilities, some of which had not been used for more than 25 years.
  • The dismantling was coordinated by BS Recycling, one of the most highly experienced specialized local companies

The process was carried out following sustainable principles and using state of the art machinery:

  • Machinery with boom lengths up to 41 m, to allow for piece by piece, top to bottom dismantling and mitigating impacts;
  • At least 75% of separately collected waste following the dismantling was reused (brick, concrete, iron, etc.)
  • Works performed under the action of water mist cannons and high-pressure hoses;
  • Dust sensors that are triggered when the normal level of airborne particulate matter is exceeded;
  • All entrances to and exits from the site are fitted with truck wheel cleaning ramps.

The works were completed in September 2024 (4 months)

Trees relocated from the former Carbochim platform into the IULIUS nursery

The trees on the former Carbochim platform were studied in depth and those that were deemed viable for transplantation were relocated into the IULIUS nursery. Alongside about 700 other trees, they will become a part of the RIVUS Park.
